USREM helps GPs to source investors during the primary sales period of real estate limited partnerships, limited liability companies, and other flow-through tax entities, and then replacement capital over the life of the syndicate. USREM enables LPs to avail themselves of ongoing liquidity options without any exposure to the GP. This reduces economic pressure on the LPs, ultimately allowing both GPs and LPs to benefit from the more liquid property, avoiding steep secondary discounts off NAV, and can make the investment more attractive for all parties.
USREM serves established sponsors of single- and multi-asset, Core, Core+, and Value Add real estate partnerships, with total values between $50m and $500m and available LP equity interests of at least $1m. Opportunistic properties (including new construction and funds) may be considered based on special factors.
There are many ways to invest in real estate projects, but no easy way for investors to sell their holdings during the life of the partnership. Even when other investors would gladly replace them, they don’t have access to these secondary transactions. Investors on the USREM platform are Qualified Purchasers currently investing in individual assets through sponsored partnerships and funds who desire the option of liquidity, as well as those currently investing in non-traded Real Estate Investment Trusts for their presumed liquidity who would prefer to invest in individual assets of their own selection.
Traditionally, Commercial Real Estate [CRE] partnership subscription agreements have not allowed for much liquidity in real estate investments.
